    Great Help in a difficult time

    Dealt with very well throghout the process during a very difficult time for the family. The only minor draw back was gettting through to the branch by phone, although a message could be left I feel its always better to have a response where possible by someone. But overall I rated the service very highly

    Great at getting tenants but not honest with the client to get their money

    This is my second year using Barstow Eves to manage my property. The first year was full of teething / communication problems from an individual member of staff, which made things quite different. They have since been replaced and the whole process / communication has been a lot better. They have been great with finding good tenants and making the move in / out process run smoothly. There is one issue in particular that I called them out on, which was their form regarding Legionella risk assessments. This form stated: - It is now a requirement that all Landlords of residential rental properties must have a Legionella Risk Assessment completed every two years to comply with the law. - The risk assessment survey must be performed by a professionally trained and accredited body. They offered to do the RA for a tidy £150. Having looked at the ACOP L8 and the HSE website, it provides the following advice (I have emboldened the areas of relevance): The law does not prescribe that the risk assessment be reviewed on an annual or biennial basis. It is important to review the assessment periodically in case anything changes. Therefore surely stating, 'rental properties must have a Legionella Risk Assessment completed every two years', is somewhat misleading? This requirement stems from the Control of Substances Hazardous to Health Regulations 1989; Section 3(2) of the Health and Safety at Work Act 1974 makes provision for the legislation to apply to landlords of both business and domestic premises. All water systems require an assessment of the risk which they can carry out themselves if they are competent, or employ somebody who is. Therefore I can carry out the risk assessment if I feel competent enough to do so, and not necessarily have it carried out by a, 'professionally trained and accredited body'. So again this is misleading to me the Landlord. I don’t know if they have changed the form, but only when I called them out on it did they say, “The legionella is not compulsory nor is it by law you have to have this done.‘ So all I say is read anything they send you properly, don’t assume it is all in good faith and check it is factually correct because it is quite obviously a money grab from a lot of people who are slightly ignorant / naive or to trusting. Which would have cost them £150 for something that could have cost nothing. I really hope they change the form and their business practices to be more honest with their clients because now I know their integrity is an issue, I will struggle to believe anything they tell me from now on.

    Excellent service with friendly, helpful staff

    After initial teething troubles ( getting details brochure correct) the service was excellent, plenty of viewings, and a cash offer within two weeks, tho it was 20 thousand under asking price and was refused. I asked for one of the people who would be dealing with our sale to actually come and see our property, as it was a cottage, in parts dating back to 1850, and had many individual details. A lovely lady called Morta came and stayed quite some time getting to know myself and the property. And I can honestly say she became a friend at the end of the phone, always keeping us up to date with everything that was happening, right upto completion. Whatever we were talking about I came off the phone smiling, a truly genuine caring person, going beyond her job description. If you have staff awards, I would like to nominate her, for being a friendly caring person at the end of the phone line, in what at times, was a very stressful time. Bless her.

    Incompetent Property Management

    Bairstowe Eves took over the management of my let property in South London from another Countrywide Office and proved completely lacking in care and attention to detail. My clear instructions and communications were usually ignored or only partly acted upon, and repairs were badly executed. In the end I had to transfer management elsewhere. Needless to say I shall not return.
